Considered a project with a manifest particularity, the Green City of Bouskoura sees its contours take shape day after day. As of today, building permits have been issued for several phases of the project. According to Bouchïb Taha, president of the Urban Commune of Bouskoura, the completion rate is approximately 25% for the projects developed by Palmeraie Development and Prestigia, against a little more than 30% for the project carried by the CGI.
"The progress of the work has recorded a palpable acceleration during the year 2012. Even the commitments made by the various operators, concerning roads, the doubling of lanes, etc., have experienced an increase in pace. At this rate, the work should be completed in 2015," highlights Bouchaïb Taha. Three golf courses, several thousand homes divided between villas and apartments, high-end hotels, theatre, leisure or fitness centre, Spas, shopping centres, cafes, and restaurants: the Green City of Bouskoura has something to dream about.
The new "ecological" agglomeration is notably synonymous with four major programmes. These revolve around a global development project covering more than one million square metres. These are "Casa Green Town", a project carried by the Compagnie Générale Immobilière (CGI) over an area of 357 ha, "Bouskoura Golf City" signed Prestigia spanning 220 ha, "California Golf Resort" carried by Palmeraie Development over 130 ha, as well as an equestrian centre which extends over 97 ha and which is taken care of by the Société Royale d'Encouragement du Cheval.
The design of Casa Green Town was thought out taking into account the environmental requirements of sustainable development. An urban development project with a projected investment of 9 billion DH, it is composed of residential complexes around an 18-hole landscaped golf course, a mixed urban centre, and an activity and service zone. The project includes some 2,500 homes divided between villas and apartments. A model of modern urban planning, the project offers all the facets of a model and integrated city. The CGI has recently set up a structure called "Casa Green Town Facilities", which will be in charge of managing the common areas of residences and real estate complexes, both at the Bouskoura project and throughout Morocco.
Bouskoura Golf CityWith a projected budget of 3 billion DH, the Bouskoura Golf City project includes 2,000 homes (villas and apartments), a hotel, an 18-hole golf course, a fitness centre, a leisure centre, cafes and restaurants, a theatre, and a shopping centre. The project is a concept of a golfing stay location housing homes with aesthetic and sophisticated architecture, taking advantage of the environment of the Bouskoura forest. "Contemporary design is very present and the play on volumes highlights lively and dynamic facades. The ornamentation by various corbels, arcades, and ogival windows creates the particular charm of the facades. Traditional and Mediterranean, the buildings are open to the surrounding nature," it is indicated at Archi Design, an architectural firm in charge of two projects in the Green City.
California Golf ResortA programme housing 440 villas, 560 apartments, a 5-star hotel, a golf course, a Spa, small shops, and catering venues, California Golf Resort has also inherited a projected budget of 3 billion DH. For this project, the designers focused on natural elements, but also on built elements in their ecological dimension. "The recent concern linked to the future and living conditions on the planet holds a predominant place in this project. The resort, a true place of communion between man and nature, was designed to respect the natural environment of the Bouskoura forest in which it was implanted," highlights the same source. In this sense, the project is equipped with a collection centre, wastewater treatment, and rainwater recovery for their reuse in watering golf courses and green spaces.
New urbanisation zone
Eventually, the Green City of Bouskoura should house 40,000 inhabitants. Spanning an area of approximately 1,000 ha, the future city meets a need for the creation of an ecological city. It was thought out with a concern to bring new urban products to the market allowing the valorisation of the southern zone of Casablanca, while maintaining the vocation of a leisure space open to the public. This new urbanisation zone (ZUN) will house three golf courses respecting the environment and sustainable development thanks, in particular, to the use of renewable energies.
Furthermore, the watering of the golf courses will be ensured by treated wastewater coming from Deroua, whose work is in progress. Likewise, it is planned to build a treatment plant with a capacity of 2,900,000 m3/year for the treatment of wastewater, as well as the completion of off-site drinking water work over a length of 6 km. The Green City project also provides for the creation of access and road connections with the metropolis, two interchanges on the motorway, the doubling of the lanes of Sidi Massoud, Taddart, and Bouskoura, as well as the creation of structuring roads inside the city.
